Configure the demo portal

Fill demo-investor-portal/.env, then restart npm run dev. Missing:

• DEMO_PORTAL_GOOGLE_CLIENT_ID
• DEMO_PORTAL_GOOGLE_CLIENT_SECRET

PowerShell: edit the file, set Google OAuth credentials, a random DEMO_PORTAL_SESSION_SECRET, and a Base32 DEMO_PORTAL_TOTP_SECRET.
